A calculator does arithmetic on what you type in. These guides are where the inputs come from.
A calculator can't see your whole file
These tools do arithmetic on the numbers you give them. They don't know your credit, how your income is documented, what the property is, or which of the 175+ lenders I work with would price your loan best — and those are usually what move the payment.
So use these to get oriented, then send me what you came up with. I'll tell you which parts hold up and which ones I'd change.
