Home Equity Calculator

Lenders cap how much total mortgage debt they'll allow against a home, expressed as a share of its value. Enter what your home is worth, what you still owe, and the limit you want to test, and you'll see the equity you've built and the slice of it that's potentially available.

Your numbers

What it would realistically sell for today. An appraisal decides this for real.

Everything you owe against the home, including a second mortgage or existing HELOC.

Limits vary by lender and program. 80% is a common place to start a test — adjust it to try others.

Your estimate

Potentially available equity

$360,000

Based on the 80% loan-to-value limit you set, before any individual lender's guidelines.

Equity you've built
$600,000
50% of your home's value.
Most total mortgage debt at 80%
$960,000
Your existing mortgage counts toward this, not on top of it.
Current mortgage balance
$600,000
Puts you at 50% loan-to-value today.

"Loan-to-value" is just the share of your home's value that's borrowed against. Lenders cap it, and where they cap it depends on the program, your credit, whether it's your primary residence, and the property itself. That's why this is a range-finder, not an approval.

Availability also depends on an appraisal or an automated valuation, not the number you type here. If you want the structure explained before the number means anything — line versus lump sum versus refinancing the whole thing — read the Orange County home equity guide. About these estimates

This calculator is a planning tool. It is not a loan offer, a rate quote, a pre-approval, or a decision about what you qualify for. The rate, term, taxes, insurance, and fees it uses are the ones shown or that you enter — they are for illustration and are not quoted terms.

Estimates exclude mortgage insurance and lender-specific fees unless you enter them, and they assume a fixed rate for the full term. Your actual payment, costs, and eligibility depend on the lender, the property, your credit and income, and a complete application. Before you make a decision on any of these numbers, let's talk through them together.
