I'm a mortgage broker, not a bank. I'm not handing you one company's rate sheet and hoping it fits. I have access to more than 175 lenders, and every one of them has its own guidelines, its own pricing, and its own appetite for certain kinds of files. My job is knowing which one wants yours.
So if you've been told no somewhere, or the terms you were quoted didn't sit right, it's worth a second opinion. There's usually another way to structure it.
